We received an offer on Sunday night and the two agents have been negotiating the details throughout the day today.
It was a full-price offer with a $1,000 subsidy to the buyer. We agreed to both. The offer also asked for a home warranty, which we declined. The sticky part was the closing date.
The offerer wanted to close on July 9th, as he is leaving the country the following day. This proposed closing date was out of the question since there is no way that I will find and close on a new place in 17 days, so we proposed closing when the buyer returns from his trip.
The agents have agreed verbally to all of the above basic provisions and a closing date of August 7th.
I'm meeting my agent this evening to sign and initial everything and hopefully we have a contract ratified by tonight.

ReplyDeleteAnd I might add....if I were a buyer and the seller declined a home warranty, Jon nor I, would have agreed to move forward in buying the home. It is pretty standard...why did you decline? Curious!

ReplyDeleteMost of what would be covered under a home warranty is already under warrant, i.e. the appliances. Also our condo fees cover all kinds of annual and bi-annual systems maintenance services, like the AC/heating units. If the buyer chooses to get the warranty on top of all this, he may still choose to do so. We're just not paying for it.
